My husband and I are on the verge of tackling our first house flip but need to build up a team of reliable and experienced professionals to call on — a leading person in this group is obviously a good realtor. I am going to bid on a house at foreclosure and it has a 1st mortgage of $280K and a second of $70K. The lender on the first two mortgages is Decision One Mortgage. The lender at foreclosure is Countrywide. Does this mean that if I buy this house at foreclosure that I will own additional money to the second mortgage or just the first mortgage and back taxes?

I have been looking at a lot of flat fee realtor services. Essentially, it is still FSBO, but I pay a flat fee and get MLS listing, signs, flyers, lockbox, paperwork, etc. Would this be a good option?

I’m moving to California in about 7 months. I’d really like to get my realtor liscense but, I’m not sure how to go about it. I don’t have any experience and I’m not liscensed in any state yet.
